People say: The way of life attracts professionals of 30 years old on average,as foreigners and artists.
SOLVENCY: Those who seek to live in this traditional neighborhood must demonstrate that their economic resources exceeding 20 thousand pesos a month.
This gives them the possibility of traveling in “Ecobici”, jogging in park Mexico and walking whit his dogs around the suburb. A few steps away from their homes people can be eaten at varied restaurants, coffee shops or bars.
But to get an apartment there you need to compete with other young people to demonstrate two things: that they have economic solvency to pay an income of more than 15 thousand pesos a month and that his outfitfits whit the manner of the area.
A neighborhood comité is responsible to define those who are worthy of this world. The artists and foreigners often get good scores.
This phenomenon does not occur in another part of the city, according to Alonso LuisPenela Quintanilla, an academic at the National Autonomous University of Mexico (UNAM) and chairman of the Administrative Council of valuation.
“Submit to contest the income of an apartment and even borrow money to get into this place is very New Yorker. This is due to the demand, mainly, of young people who want to have an European concept of life. It is not for everyone or it reaches to all”, he says.
The supply of real estate of LaCondesa is only 265 properties. Of these, 13 are generally occupied as houses offices and 243 are departments of between 130 and 140 square meters that are sold between 28 thousand to 33 thousand pesos per square meter, he points out.
“It is a saturated suburb where each space unoccupied is fought and prices behave by supply and demand,” he says.
“It is very easy to live here”
Irving, Alejandro and Mariana are inhabitants of La Condesa, located in the Cuauhtémoc delegation; they take place in the world of production and advertising and salaries exceed the 20 thousand pesos a month.
About 80 and 90% of all the neighbors remains in La Condesa. They have 30 years old and no savings account, they pay an income above the 12 thousand pesos and they are aware that with the same amount could pay the mortgage of a department in another suburb.
“But it is very easy to live here,” says Irving.
“You get used to live as rich people”, concludes Alejandro. “I enjoy it while you can,” says Mariana.
To Alonso Penela, the area is like Soho in New York and prices have risen because there is a lot of demand that appeared after the economic crisis of 1995, when the neighborhood stopped to be an old town, with two abandoned parks and stared to emergesuch a point that each building has its own restaurant on the ground floor.
At the same time, the original inhabitants of course begin to be displaced, due to the problems arisen as a result of land use change, such as the increase in real estate and rents.
The “rich poor” make suitcases
The middle class and the rich poor make their bags. Several firms of architects are acquiring buildings to build lofts apartments, focused to a market of singles or young couples with high purchasing power.
Alejandro is one of those. Although the fact that his salary exceeds the 20 thousand pesos, this is not enough to live alone and get independence from their roomies. His income touch 7 thousand pesos and each weekend spend between 2 thousand and 3 thousand pesos in six blocks to the round of his home.
“My social life I’m living here”. In the morning I leave my house and I’m 20 coffee shops to choose from. At weekends, I eat in any place and ended with a drink in another. A morning FridayI can have 3 thousand pesos and for Sunday night I have nothing because I spent, all in the same place, the truth is that if I live in the consumerism,” he admits.
He adds that has sought independence, but the costs of the area have made it impossible.
He ote that the 7 thousand pesos, which gives monthly for income are for a small room where there is a bed and a closet; the building where he lives, is old and vibrates every time it pass a truck; the floors are made of wood and the high ceilings; the neighbors very young and the landlady happy that every time it is emptied a department have arow trying to rent it.
The Alejandro’s plansare moving away from La Condesa and return occasionally just for fun.
“I could pay an income here, but I try to cooking at my place in addition to put myself as a challenge not to consume anything in the neighborhood, which is impossible because I am tempted and I can‘t, I Finish to jogging in Park Mexico and undoubtedly Itake a table for a drink, so I prefer to lead far myself from the sleeping area and keep coming to consume here”, indicates the young resident. He is impressed for the prices at suburbs as Escandon, Roma or Narvarte: “For the
same cost that my payments in LaCondesa I have found much more beautiful places, with a courtyard and parking space. Sometimes I think I’m blind and the onlyyou need is to look around to the surrounding area to realize that you are paying a lot for a place that as such it is not worth”, recognizes Alejandro.
Bargains among 10 to 12 thousand pesos fly
Irving lived in couple and intends to buy an apartment. To do so in La Condesa, he needs at least three million pesos.
For several years, he had been paying an income on this suburb, but in spite of adding the two salaries, the way of life they are habituated not allows them to save, because each weekend spent some three thousand pesos, on average, by eating in the area.
“The only thing left to us is to cross Los Insurgentes avenue and pay 5 thousand pesos less for an income that we could get to a savings account, because here, in La Condesa, there are bargains of 12 thousand pesos, but it has taken immediately, or to sign up as soon as a whole is neighbor to vacate alerts to their friends and the supply is going fast,” he says.
He tells account options that have sought in LaCondesa and have had to give one thousand pesos only to fit your proposal, which does not guarantee to income of the place.
“Always give preference to foreigners, because they have better references or because they give more prestige to the area,” says the young neighbor.
Another point is in LaCondesa is difficult to find trades as shoemakers, tailors, vulcanizers, dress makers or poulterer’s chops, grocery shops, among others.
Mariana lives in an area of 140 square meters and pay an income of 20 thousand pesos, she has more than 30 years old and works as a freelance designer.
When she asked why she has not bought a house or a department, the answer is the same:
“I don’t want to get out of La Condesa and Inow I need a mortgage and a saving at least 300 thousand pesos for the hitch”, he explains.
For the architect Alonso Penela, chairman of the Administrative Council of valuation, the neighborhood is overvalued because the market is governed under the supply and demand and living at awell-connectedarea which mixes the housing with the recreation centers is expensive.
The academic of the UNAM adds that while there is people willing to pay for it, prices will remain or even increase more.
In addition, heremembers, this is the only suburb in Mexico City that at the moment has a good combination of buildings for offices, houses and commercial tours.
A Seismic area.
Carlos Valdes, director of the National Seismological Service, said: people when are looking for housing is more appointed in the services and access roads to the place where they going to live that on the fact if the place is safe in the event of an earthquake.
“In the case of LaCondesa is a highly seismic zone and it is true that you can live in a suburn like this safely, but if the building was built after 1985, with the building regulations in force or if the building is older, but this restored,” she said.
The director of the seismological recommends to the capital citizens, to be documented on the type of area in which they live (if it is seismic or not) and have it clear that if an apartment vibrates when a vehicle passes or is tilted it is necessary to assess their structural conditions to verify if you are on safe ground.
However, it recognizes that in Mexico City there are buildings in highly seismic zones that you can live happily as long as they meet with the Building Regulations of the Federal District.
